To attract developer and promoter interest we identify the constraints and address highway, ecological, landscape impact, third party land requirements, archaeological, and public perception problems. Once we have enough ticks in the boxes we then progress to a planning application or negotiate the Heads of Terms for our farming clients so they can enter into an Option Agreement with a housebuilder or a Promotional Agreement with a residential development land promoter who is willing to pay and promote at their risk the site through the planning system.

We also help our rural land owning clients with planning applications for:

• Residential development sites in villages
• Town expansions
• New villages

Developers will use the best professional team to look after their interests. Landowners should be doing the same. By employing Paton Land to act for you we will hold your hand through all the stages of what is potentially your most lucrative deal you will ever do. From the initial conception that land is suitable for residential development, to finding money to fund a planning application, with planning funding coming from the landowner, or a Promoter under a Promotional Agreement or a House Builder under an Option or with a local builder under a conditional contract. Part of Paton Land’s job is to maximise the value of your site.

This means we must carefully watch the planning application, the Section 106 planning conditions, the abnormal and third-party costs in order that when we come to sell or value your land it is the highest price that can be achieved.

Over the last two decades, George Paton of Paton Land has put together sites on behalf of his farming clients on 45,000 residential plots of development land which either obtained planning permission or are in the planning pipeline. These sites range from 1 dwelling to 12,000 dwellings. We are act for landowners in Oxford
